Simple advice on doing an easy home inspection on a house you may buy. This does not take the place of a professional inspection.

Instructions
  1. Step 1

    Never buy a house (or sell one) without a professional inspection, but you can inspect houses on your own to determine if you wish to take the next step.

  2. Step 2

    Look for water problems with a house after a hard rain. Look for obvious cracks. Note anything larger than a hairline crack. Especially note cracks in the brick. Look at the shingles on a roof. Do they curl in? Find out how old the roof is. Look in the attic for dark streaks underneath the roof shingles. That usually mans a leak.

  3. Step 3

    Carefully look at all exterior wood surfaces for rot. Wood windows and doors as well as siding. Press a small knife into any questionable areas. If it goes into easily, beware. Look for damage in gutters and drains. Water should drain away from the house.

  4. Step 4

    On the interior, look at carpet and flooring. If it is soiled, it can be cleaned. If it has holes, it needs replacing. Soiled walls can be cleaned and painted. Small holes in sheetrock can be repaired, and sheetrock can be replaced if need be. Walls should be solid, not squishy.

  5. Step 5

    Listen for noises when your run all faucets and flush the toilets. Look for water pressure problems at the same time. Try the air conditioning and heating systems. Look at utility bills.

  6. Step 6

    Check the garage door and make sure it works. Beware of cracks in the driveway. It may mean foundation problems.

  7. Step 7

    Test all of the appliances. Beware of loud noises. Make sure the oven and burners heat quickly. Test all of the light switches. Look for damaged outlets. Look for extension cords and know why they are being used.

  8. Step 8

    Try every window and door to make sure they work easily. There should be no gaps. Make sure the house in inspected for any hazards like radon. If you wish to continue the purchase process, get a professional inspection.
