Each element of the house should be clean and working. Decide if it is worth it to offer a little more to improve the rent paid or entice good renters to stay in the home. For example, mini blinds are good idea for window treatments throughout the house. You can buy insulated min blinds at a discount and have your handyman install them. Will you benefit financially from doing this? It may be an incentive to get and keep good tenants by helping them save on increasingly expensive utilities.

Have the carpets professionally cleaned. Have the walls cleaned or painted. It is easiest to paint the walls white and always paint the ceilings white.

All features on all appliances should work. Doors should close properly. Windows should close properly. Windows should not be broken or cracked. Windows should have screens, and doors should have deadbolts and working hardware. Cabinets should have knobs and all cabinet drawers should open and close properly. Kitchen floors usually need a lot of maintenance and replacement.

All plumbing fixtures should work. Faucets should not leak. Toilets should not run. Showers should not drip. Tubs should be caulked.

Smoke detectors are very important. Make sure the home has enough detectors and that they are working properly.

When the property is vacant, make sure the yard is mowed and maintain to rent the property as quickly as possible. Paint exterior surfaces if necessary but wait until it is so before doing it. But make sure the exterior does not detract from renting the house.
