Once you meet the client take a look at their appearance ,do they dress nice,do they have holes in their clothes,what type of vehicle do they drive etc. If they like the apartment and would like to fill out a application make sure the have good phone numbers and their most recent pay check stubs. Now you can run them through the federal adjustment bureau to make sure they have no evictions or complaints from other landlords.
This usually costs about $35.00 which you can have the applicant pay as a application fee. Setting the deposit and other fees is totally up to you and can very from one property to other. It takes about 2 days to get the information back and if all is ok you should have a very good tenant.
