The first step you should take is to ask around. Whilst you might not have sold your home recently it is likely that colleagues, friends or family will and they can provide you with recommendations for local agents. They will be able to share good and bad experiences as well as giving you insight into a particular agent’s fees, knowledge and attitude for you to determine whether they are what you are looking for.

Secondly, make sure that you take time to meet the various agents you are considering. Go to homes where the agent is holding an “open house” to see how they work. Find out the number of listings they have, to determine whether they will have time to work with you personally. Ask them also about their qualifications and experience and whether they employ an assistant to help them.

Thirdly, you need to determine what experience the agent has in your area. Are they familiar with your neighbourhood and do they have experience of selling homes in that location? If they do, have they also been involved in the sales of properties in your price range? They may know your neighbourhood well but perhaps be used to selling smaller homes in a different price bracket.

Finally, you need to consider the issue of price. Picking the agent with the cheapest commission is unlikely to be the most sensible approach – the agent’s experience, commitment to your sale and knowledge are likely to be much more important.
