To increase your chances of finding a good renter it is in your best interest to advertise your rental in a number of locations. Research potential websites where you can post your property rental listing. Consult other property management companies, real estate agents or other resources such as your local Chamber of Commerce to find out which websites are legitimate and widely used in your area.

Create a listing at the website or websites you select. Make the listing descriptive, including pertinent information such as the number and types of rooms, monthly rent, deposit amount and whether a lease is required. Include several pictures if possible to give potential renters a good idea of what the property looks like.

Monitor your email or mailboxes on the rental listing websites and answer any questions that potential renters may ask as quickly as possible.

Screen applicants who apply based on your online ad, being watchful for signs of fraud such as unverifiable income or references, a desire to pay using a cashier's check or to pay an amount larger than what is due, a willingness to rent the property sight unseen or a sense of urgency to the renter's request. According to the FBI, scam artists often use these tactics when making payments with counterfeit checks and seek to expedite the process so that they can cancel the rental agreement and request a refund from you before the bank learns that the check is fake.

Meet with potential tenants to show the property and discuss the rental agreement. This lets you meet them and also gives them a chance to ask any questions about the property that they might have.

Remove or update your online listings as soon as possible after renting the property. This prevents repeated calls or other inquiries about properties that have already been rented.
