How to Do a Credit Check on a Prospective Tenant

In these time of economic uncertainty everyone wishes to protect there investments. Including and especially your rental property. One way to do this is run a credit check on the prospective tenant.

Difficulty: Moderately Easy
Instructions

Things You'll Need:

  • Tenant Application form
  • A small monatary fee
  • Computer
  1. Step 1

    Have your prospective tenant fill out a complete tenant application form. This should include full name and any past names. Work history, residential address history, SSN number and most importantly there signiture alloying you the right to check there credit history.

  2. Step 2

    With the given information you can now connect with one of the three major credit bureau’s. Equifax, TransUnion, or Experian. They will charge you a small fee for use of there system.

  3. Step 3

    There are also other full service companies found on the web that with a small membership will give more information the just a credit report. This serves extremely well to find out if your prospective tenanat has ever been evicted, or has any crimanal charges.

Tips & Warnings
  • Credit scores alone do not tell you if a your prospective tenant will be a good tenant or not. Most people put housing above credit cards, and medical bills.
  • Always use respect when dealing with other peoples personnal information.
