Selling your house is very competitive in the slowdown of today’s real estate market. To make your home stand out, spend a little extra money and time by staging your home for good first impressions and drive-by curb appeal.

Not to be confused with pre-sale operations which involves doing and taking care of any repairs, staging a home is quite different. Making the interior and exterior look attractive is what staging is all about. Let’s see what you can do to make your home stand out from all the others.

  1. Step 1

    Exterior and Landscaping

    Your house should be inviting and appealing when viewed from the curb. Trim the bushes and mow the lawn. Remove any trash and extraneous debri from the yard or garage. Make your house add curb appeal by ramping up your landscaping with flowers; place flower pots or hanging baskets on the deck or porch.

  2. Step 2

    Make Needed Repairs to Outside Structures

    Repainting the exterior adds value to your home even though it involves money and physical labor. At a minimum, add a fresh coat of paint to the doors, shutters and trim.

    Check the structures and condition of any fences, decks or patios. You’ll be surprised that freshening up with a coat of concrete paint or deck stain can increase the visual appeal.

    Interior Décor – Beauty Is In the Eye of the Beholder

    Décor is subjective. Repaint all the walls a neutral color. While your daughter may have enjoyed a bedroom painted Caribbean Aqua, a potential buyer may not be able to envision their personal belongs in your castle.

    Clean everything, especially the bathrooms and kitchen. If cleaning isn’t your specialty, hire a neighborhood teen or professional house cleaning service.

    Reorganize and Declutter

    One of the ways to make even the smallest of rooms look larger is to organize everything – everything in it’s place, and a place for everything. You may want to consider a temporary storage facility, or storing items in a relative or friend’s garage until after the sale is completed. Foremost, remove all evidence of family photos and pictures. You want any potential buyers to envision the house as theirs not yours.

    It's the Little Details That Count

    Stage your kitchen to be inviting and suggestive of a gathering place. Consider adding bowls of fruit, scented candles suggestive of baked cookies as well as vases of fresh flowers from your garden.

    Buy some cute guest hand towels at the dollar store and hang them in your bathroom or powder room.

  • As in writing for your reader, consider who your target market buyer will be. If you're in a starter-home neighborhood and your Buyer will be a first-time homeowner, stage the house appropriately. Young professionals in urban neighborhoods may like a sleek and trendy decor.
  • Don't spend any more money than you feel is necessary to make your house ready for sale.
