Things You'll Need:
- time
- tools
- cleaning supplies
-
Step 1
Once your home appraisal is scheduled, it's time to get busy. Start by looking around for small home improvement projects that would make the house look better. You know, those small projects you've been putting off forever now? Now is the time to fix small holes in the wall, install that new door lock, and things like that.
-
Step 2
Make a list of home improvement projects you have made in the house since you moved in. The home appraiser will appreciate a list briefly detailing improvements made to the property since the last appraisal. Some good examples to add to the list include painting, new doors, new windows, even landscaping. Make a copy of the list for the home appraiser and keep a copy for yourself to reference later.
-
Step 3
While you're making lists, make a list of similar homes in the neighborhood which were recently sold by owner. Appraisers usually use houses sold by Realtors for comparison. Especially if the houses sold by owner in your area were sold for better than average prices, it will be helpful to have a list ready for the appraiser.
-
Step 4
Thoroughly clean your house. Dust the corners for cobwebs, wash the windows, clear your counters and closet floors. You want for the house to appear warm and inviting. This may improve your chances of getting a slightly better appraisal. After all, the appraiser can't see the new windows you've installed if he or she cannot see them!
-
Step 5
Plan to be home while the home appraisal is taking place. The appraiser may have questions about the home itself, especially concerning improvements made to the house.
