How to Do Cash Flow Investing

Are you trying to do cash flow investing? In real estate and other investment it is possible to create a positive cash flow.

1. The first step in cash flow investing is finding a real estate property or other investment that throws off a positive cash flow. When you buy a rental property you should try to have money left over after mortgage and insurance and any maintenance you are responsible for.

2. If you find a good cash flow property you can either pocket the extra money each month or use the profit for a down payment on another positive cash flow property. Once you find a good recipe of investing you can repeat it over and over.

3. The third step is to avoid any negative cash flow scenario. If a property has no positive cash flow do not buy it. Do not invest in a property just hoping it will go up in value. Make sure the property provides a money flow into your pocket and it it goes up in value that is just a bonus.
