Financial title companies can be used for various functions, but in general they are used to transfer title from one entity to another. The official role is that of financial intermediary. It is their function to provide independent and objective views to any transfer of ownership. The main types of financial title companies are land, mortgage, and investor. This article will walk you through the steps to find the one you need.

Determine what services you need. While most title companies offer overlapping services, it is always better to find one that specializes in your specific needs. If you need to register land, go to a land title company. If you are purchasing real estate, go to a mortgage title company, and if you are purchasing any other asset for investment or exchange, go to an investor title company.

Figure out where you need services. In the past, title companies could only operate in one state; however, now, they can operate in multiple jurisdictions with the proper licensing. Many like to maintain business in Texas, Maryland and Illinois, because of the real estate, government and Midwest location, respectively.

Go to http://www.financialtitlecompany.com. It is also referenced in Resources below. In the middle of the page, click on the state you would like to get services in. A list will show all the major cities in that state.

Click on the city you are interested in. For an example, I will use Baker, Montana. The database shows a listing of four title companies in Baker Montana.

Call at least three companies to get an idea for service. Ask them if they have a web presence. Compare prices and servicing offerings.

Contact the American Land Title Association (ALTA). See Resources for website link. You can also contact the association at (202) 296-3671 or (800) 787-ALTA. Only members of the association are listed on this site; however, the association boasts nearly 3000 members. While the name of the association refers to land, the ALTA represents all title companies and has been in business since 1907. Click or scroll over a state for contact information.
