Many Internet businesses and individuals are looking to buy pre-made websites. To fill this need, an entrepreneur may identify markets in which a website can make money through advertisements, build the website and then sell the site to someone who wants to display the ads. The practice of creating a web site and selling it is known as "flipping."

Identify an open market or online business niche in which individuals or companies are looking to buy websites. Popular niches for flipping are areas in which the buyer can place an advertisement (such as Google AdSense) and make money. Websites built around high-paying keywords often sell for the most money. You may research such keywords through third-party tools such as Google AdWords Keyword Tool (see Resources section). Examples may include medical websites and pet care websites.

Build the website. Depending on your skill with HTML and other website languages, you may wish to use a visual editor (e.g. Adobe Dreamweaver) or a text editor (e.g. Windows Notepad). Most websites that are built with the intention of being sold are not large, but center on six to 12 text-heavy pages.

Incorporate the keywords you identified in Step 1 throughout the website. Pay careful attention to the headlines and page titles, but also incorporate the keywords naturally into the body of the page.

Include areas in which the future buyer can place ads to make money off of the site. High-paying ad areas include the header (at the top of the web page) and the left-hand edge of the web page. You may wish to insert your own ads as place holders so that prospective buyers can see how the ads will look.

Determine whether you plan to sell the website already hosted on a dot-com domain, or if you plan to simply sell the files and images for the site and have the buyer upload it himself. Websites that are already located on an online domain fetch a much higher premium. Use your FTP software (e.g. Cyberduck or Fetch) and send the files to your web host. If you do not have a web host, you can use popular and cheap service providers such as GoDaddy and 1and1 (see Resources).

Sell the website to a buyer. List the website you've created on online auctions or message boards that specialize in assisting web creators with selling their site and getting paid for it. One of the most popular places to sell websites is the SitePoint Marketplace, while the Digital Point website forums are also popular (see Resources).
