Go to the county clerk's office. Let them know that you are a mortgage professional and you are looking for leads that are posted on public notice for foreclosure.

Look up the deed records for the individuals who are posted for foreclosure. Their deeds will have been transferred to a trustee from the bank who will be representing the bank at the foreclosure auction. From the deed, you can find the home owner's name and address.

Visit sites that provide white page consumer information such as emails and telephone numbers. Take the list of names and addresses you found at the county clerk's office and begin making telephone calls and writing letters. Explain to the prospect that you are in a position where you might be able to help them get a loan modification or recommend them to a Realtor who can turn the home into a short sale.
