How to Write a FOR RENT Sign for a Rental Property
You have carefully prepared your rental apartment or home for a new tenant with a thorough cleaning, a new paint job and a few repairs.
Now comes the time to write a compelling "FOR RENT" sign which will not only give potential tenants basic information but will also entice and motivate them to immediately want to view and lease your rental property.

~ Pick the Right Sign ~
The best FOR RENT sign to post on your rental property is the 15"x19" size printed in orange/black or red. The large size and either color will get the attention of potential tenants driving around a neighborhood looking for an apartment. For those who are specifically looking for your property, the sign will quickly signal to them that they are at the right address.

~ Describe the Property ~
The first line of the sign should be the full address with zip code in bold large fonts. The second line is the number of bedrooms, bathrooms and garage parking spaces (if applicable). The following lines list positive qualities (with descriptive, concise details) of the rental property including recent rehab projects, laundry facilities, dishwasher, outside area, storage, etc. All points should be listed, NOT in paragraph form.

~ Market the Property ~
The next part to write of the FOR RENT sign are the positive qualities and conveniences of the location of the rental property. Ask yourself "What makes it nice to live here"? List all convenient stores, schools, restaurant, coffee houses, highways, public transportation that potential renters might be interested in. These should again be listed.

~ State the Rent ~
Now that you have the potential tenants interested, write the monthly rent and the security deposit required in bold large fonts used for the address in Step 2. The monthly rent is probably the most important piece of information on the sign. All renters know what they can afford and will either pursue or reject the property immediately. Clearly stating the rent saves you and them time.

~ Scare Away The Bad Tenants ~
Add the statement "Credit and Criminal Background Check Required with Application". This statement accomplishes 2 things - it scares away anybody with something to hide in their background and attracts those who are honest and want a safe place to live. Write this simple line and alot of your tenant screening will already be done.

~ Provide ALL Your Contact Information ~
If you took the time to write a compelling FOR RENT sign, people will want to contact you right away to view the rental property. Make sure you give all your important contact information including home phone, cell phone, email, etc that you monitor constantly. If possible, provide just 1 contact number that you will ALWAYS be available at. You do not want to miss the call of an eager person who is interested in renting your property. Include first and last name of contact person.

~ It Won't All Fit! ~
Now that you have compiled this long list of information you look at the sign and realize there is only a couple inches of open space to write it all on. Type the list on the computer in a nice large font (13 - 16) and print the list out. Tape the sheet below the FOR RENT sign, it may hang past the bottom. Print out several of these sheets and put them in a basket or plastic flier container located near the FOR RENT sign. Once people read the sign, if they are interested they can take the sheet with them and have a nice summary of what the property has to offer. Make sure the printed list and sign are protected from the weather - the easiest way is to mount the sign on the front door or porch.
