How to Become a Certified Property Manager
The Certified Property Manager (CPM) credential requires a candidate to undergo an extensive certification process including a wide range of educational, experience, ethics and examination requirements. This is one of the three real estate management certifications offered by the Institute of Real Estate Management (IREM). Furthering your education and attaining certifications in your field is a great way to stand out and advance in your profession. If you are serious about furthering your career as a property manager, attaining the CPM certification will prove your distinction as a property manager in all property types.

Gain acceptance as a CPM candidate. IREM has three requirements to become a CPM candidate. You will need to submit your CPM candidate application (with your application fee and three letters of recommendation), hold a valid real estate license (or provide proof that it is not required) and agree to the IREM Code of Professional Ethics. Once your application is accepted, you will need to be classified as a CPM candidate for at least one year (maximum ten years) while you complete your CPM requirements.

Complete the educational requirements. IREM offers three ways to fulfill the education requirements for the CPM certification.
Option 1: You can complete seven required courses (MKL404 or MKL405 or MKL406, HRS402, MNT402, FIN402, ASM603, ASM604 and ASM605) to complete this requirement.
Option 2: You can fulfill this education requirement if you currently have a CCM, CSM, PCAM or RPA credential.
Option 3: You can also satisfy the educational requirement by holding a degree (undergraduate or graduate) in real estate or property management.

Complete the management plan requirement. There are two options to complete the CPM management requirement. You can either prepare a management plan on an actual property (which will need to pass the review process and be approved) or complete and pass the management plan skills assessment (MPSA) examination.

You will need to take and pass the CPM Certification Examination. This exam will test your proficiency in financial operations and asset management, human resources, legal and risk management, maintenance and operations, and marketing and leasing.

Complete the ethics education and examination requirements. You must both attend the ethics class (ETH800) and pass the exam to complete this requirement. Additionally, you will need to endorse and maintain the IREM Code of Professional Ethics, as stated in step 1.

Complete the final CPM application and verify affiliations. To finalize the CPM certification process, you will need to complete your CPM application and submit it with the application fee. You will also need to verify that you have met the following affiliation requirements: be up to date with national and chapter IREM dues, have a valid real estate license (or provide proof that it is not required), verify affiliation with the National Association of Realtors, ensure you have attended two IREM chapter events (within 12 months of CPM approval) and be interviewed and approved by your local IREM chapter.
