Step 1
Complete the required coursework at an approved real estate school. Before obtaining a real estate license in Pennsylvania, you must complete two 30-hour courses: Real Estate Fundamentals and Real Estate Practice. Pennsylvania students have the choice of attending classroom-based courses or enrolling in online classes. Applicants who hold a law degree or a bachelor's degree in real estate from an accredited college may waive this educational requirement.

Step 2
Schedule your real estate agent licensing exam. After successfully completing the prelicensing coursework, you will have the educational requirements needed to sit for the Pennsylvania licensing exam. Submit your registration form, along with the testing fee and copies of your real estate school certificates. You will receive an examination eligibility letter once your application has been approved.

Step 3
Pass the Pennsylvania real estate licensing exam. After successfully completing the required real estate educational program, you must sit for the Pennsylvania state exam administered by PSI. The exam has two sections: national and state. The "national" section covers financing, brokerage, federal law, ownership and valuation. The "state" section focuses on rules, state law, practice and regulations. You must score 70 percent correct or higher to pass this exam.

Step 4
Obtain your license. Fill out and submit your real estate license application to the Pennsylvania Real Estate Commission. Include the current licensing fee. You must be sponsored by a licensed Pennsylvania real estate broker who will be responsible for supervising your real estate agent activities.

Step 5
Continue your real estate education. All real estate agent licenses issued in Pennsylvania expire on May 31 of each even-numbered year. You will have to complete 14 hours of continuing education courses to renew your license.
