How to Become a Real Estate Agent in Wyoming

Real estate agents are the conduit between buyers and sellers in the purchase of homes or commercial real estate. A real estate agent will help a buyer to locate a property, make an informed offer and work through the details of closing the deal. On the sellers' side, a real estate agent will help to set a reasonable asking price, market and show the property, and work through the details of closing the deal. In Wyoming, real estate agents handle a large amount of rural property and land deals. Becoming a real estate agent in Wyoming requires some schooling and sponsorship by a real estate broker.

Instructions
  1. Step 1

    Locate an accredited real estate school and enroll in a class. Completion of a minimum of 30 class hours is required. Classes are offered online and in a classroom setting. The Wyoming Real Estate Commission recommends three schools: Cooley's Wyoming Real Estate Institute (www.wyorei.com), located in Sheridan; Portland-based Pro Schools, Inc. (www.proschools.com), an internet-only school; and Steve Willoughby Seminars (willoughbyseminars.com), located in Casper.

  2. Step 2

    Upon completion of the class, sit for Wyoming's state real estate test, which is administered by the Wyoming Real Estate Commission. Visit its website (http://realestate.state.wy.us) to download forms needed to apply for the exam. An applicant must pass this test and results are posted on the commission's website monthly.

  3. Step 3

    Find a real estate broker as a sponsor. New agents and applicants will need a sponsor. The broker will be responsible for training the new real estate sales person.

  4. Step 4

    Complete 45 hours of continuing education per three-year licensing period. This is a requirement after becoming an agent. Continuing education may completed online or through more traditional classroom seminars. Topics may include Wyoming real estate law, financing or water and mineral rights. The Wyoming Real Estate Institute, Pro Schools and the Steve Willoughby Seminars all offer continuing education.

Tips & Warnings
  • Real estate licenses are valid for three years from the date of issue. After two years as a real estate sales person, it is possible to apply to become a broker.
