How to Sell a House by Owner in Canada
If you have a home that you are interested in selling in Canada, you may want to take the 'sell a house by owner" route, which is commonly referred to as FSBO (For Sale By Owner). If you choose to sell a house in Canada using FSBO methods, you will be able to be in complete control of the home that you are selling. In addition, you will be able to save between four and seven percent in fees. Selling a house by owner in Canada can be a bit more work than having an agent sell the house for you, but any owner can do it.

1
Define the benefits of your home. You will want to come up with a list of the benefits and attractive features of your home. Some examples you might have are large walk-in closets, jacuzzi tubs, name brand appliances that will stay with the home, and multiple full bathrooms. You will use this list to compose ads to entice buyers to your home.

2
Take photographs of your home. You need to have great photographs of your home to sell your home by owner in Canada. If you cannot take attractive photos of the home, hire a professional to do the job. Take photos of the exterior and interior, including each room. Take the photos in a digital format for ease in uploading and using with ads for your home.

3
List your home on FSBO Websites. Selling a home by owner in Canada means that you cannot get the home listed in the traditional MLS real estate listings. However, you can list the home yourself on FSBO Websites like By The Owner (see Resources), which is the largest Canadian FSBO Website. You will use the photographs and the list of benefits and features to tell about your home on the FSBO Websites.

4
Find a local real estate lawyer. You will need to find a Canadian lawyer familiar with drawing up sales contracts for sell by owner homes in Canada. You will not need to hire the lawyer until you have someone interested in buying your home, but you should know who to go to before that happens. To find a lawyer, ask other FSBO sellers for referrals or look for a lawyer on By The Owner by going to "Real Estate Info," then "Real Estate Services." Select "Legal Services" from the first drop down menu; pick your province and region for local lawyers (see Resources).

5
Setup an open house. In order to sell your home by owner in Canada to prospective buyers, you will want to hold an open house. An open house is an open viewing of your home so that people can come look and ask you any questions without needing an appointment or real estate agent. Schedule your open house so that the most people can attend. Most open houses take place on weekends and can happen consecutive weekends in a row. Announce your open house in local newspapers.
