Stay in communication with your bank representative. Let them know that you are not just ignoring them but that you have run out of options. If you are facing a foreclosure when a lot of other homeowners are failing financially, there might be some options the bank is willing to offer you.

Do not move out. The tendency will be for you to give up and pack up and leave when you cannot make your payments any more. However, don't leave until the courts tell you to move out. There are times when it looks like everything is over and you need to move, when the courts will postpone that court order asking you move out and claiming the house as theirs.

Keep the house in good repair. It is yours until someone else has bought it and you want to keep the property looking good. Many times investors are looking for good-looking homes they can get for a good price. Let the bank know that you are even willing to become the tenant for the investor, if they are willing.

Put the house on the market. Even when your home is facing foreclosure you do not know how long it will take. A Realtor will help also by listing your home as an investment property. Tell the bank that it is listed and they might be likely to hold off with the foreclosure if they know you are trying to sell it.

Advertise yourself by placing your house for sale in the newspaper and online sites. You do not have to spend money if you choose free listings like Craigslist (http://www.craigslist.org/about/sites), or on House List (http://www.houselist.com/).
