Whatever the current real estate market conditions are, you need to take effective steps to make your house sell quickly. Concentrate on the buyer's perspective when you prepare your home for sale. While you may have an emotional attachment to your house, buyers are concerned only with how your home meets their needs. Set your home up for a quick sale by using tried-and-true real estate selling strategies.

    Price it right. Recruit a few Realtors to do a comparative market analysis of your property. Use websites such as zillow.com to estimate the value of your home and to study recently sold homes in your neighborhood. Visit realtor.com to find and compare homes currently for sale in your town (see Resources below). Pricing a property realistically is the number one tactic property owners use to sell their homes quickly.

  2. Step 2

    Make repairs. Do not let a leaky faucet scare away a potential buyer. Everything in your home should work properly before you place it on the market. Unless you are selling a fixer-upper, and you have so stated that fact, a buyer will expect fully functioning appliances, plumbing fixtures and heating and electrical systems. It pays to have a qualified home inspector do a complete evaluation of your home's condition before you place your property on the market.

  3. Step 3

    Invest in paint. One of the most cost-effective improvements you can make is a fresh coat of paint on your home's exterior. Your home will look newer and well taken care of. Repaint interior surfaces as well to give your home that "move-in-condition" look.

    Declutter the house. Rent a storage unit away from your home, if necessary, to clear your house of items that make your home seem disorganized. Remove items such as family photos, sports trophies and toilet articles to depersonalize the environment. Buyers want only to imagine themselves in the space. Create as much open space in your home as possible.

    Maintain the landscape. You do not have to spend a fortune on a new lawn, but keep your yard manicured while your home is for sale. Keep walkways and driveways clear of toys and yard equipment.     Stage your home. Meticulously clean your entire home. Replace tired bedding with fresh linens. Add new towels in the bathrooms.
