      Select the date of your open house and notify your neighbors that there may be multiple people coming by that day. Take high-quality photos of the interior, exterior and other features of your home. Post these photos along with your address and the open house information on Craigslist or other free online websites.

      Hire a landscaper to come and mow the lawn, and prune any overgrown tree branches or shrubbery. You can also hire a power washer to spray all of the concrete walkways and the driveway -- you will be amazed at the the difference this will make.

      Post open house signs on every corner within a 2-mile radius of your home, especially on major roads. You will want to have your address on these signs, in case people simply want to enter it into their GPS navigation.

      Bake chocolate chip cookies about one hour before the open house. This aroma will add a welcoming feel to the home as visitors enter Also, have water and lemonade to accompany the cookies.

      Create a sign-in sheet to collect prospective buyer's names and email addresses. This way, if your home does not sell and you decide to lower the price down the road, you can email them and let them know.
