Choosing the right real estate agent can make or break your buying or selling experience.

Difficulty: Moderately Easy
Instructions
  1. Step 1

Experience. Don't be afraid to ask the agent how long they have been in business. Ask them how many homes they have sold or bought in the last two years. A confident agent will answer right away. Stay away from agents that only work part-time.

  2. Step 2

Personality. It's possible you will be spending quite a bit of time with your agent, so pick one that is compatible with your personality.

  3. Step 3

Complaints. You can check to see if there have been any complaints filed against them at your state licensing office. You can also inquire at their local Realtor Association.

  4. Step 4

Local Knowledge. Pick an agent that is familiar with your neighborhood or the neighborhood in which you wish to purchase. A good agent should be able to provide you quickly with "comps" in the area you are looking.

  5. Step 5

Marketing. If you are selling a home, ask how the agent plans on marketing your home. Make sure they are internet aware and part of the MLS system. If buying, make sure they have access to MLS and check listings daily.

  6. Step 6

Availability. Make sure your agent is able to work around your schedule. Ask how available they are to return phone calls or emails. In a hot market, if you are purchasing a home, you need an agent that is able to work quickly and effectively. Waiting too long could cause you to lose out on a property you wish to pursue.

  7. Step 7

Referrals. If at all possible, ask friends or family for referrals. This is the best way to find a reliable agent when possible.

Tips & Warnings
  • Don't be afraid to ask questions.
  • A honest agent will answer your questions quickly and confidently.
  • Interview multiple agents.
  • Make sure your agent provides you with current "comps" prior to accepting or writing an offer.
  • Avoid agents that try to get you to sign a contract immediately.
