  1. Step 1

    Once you've found the perfect home, it's time to sit down at the negotiating table. Having a good Realtor is critical here. The builder wants to sell you a home, and you have found the home of your dreams, now all that's left is to determine a price that is right for you. Your Realtor will prepare a CMA of the home you are going to purchase when submitting the offer to the builder.

  2. Step 2

    Know your builder's fiscal year. All builder's want to end the year in the black, and they are willing to dig deep prior to the end of their fiscal year. Each builder's year end is different, and your Realtor should know this. For example, one builder's fiscal year might end in March, while another would be in November. Knowing this means greater discounts.

  3. Step 3

    Know what you should ask for. Things like title policies, surveys, closing cost assistance and more are critical to know about prior to going to the closing table on a home. Don't get roped into going with a "builder preferred" lender to get these benefits. Your Realtor can negotiate for you to not just get the best deal on a home, but also the best loan terms possible.

  4. Step 4

    Talk about the title company. Most unexpected fees are encountered at the title company. Your Realtor will know how to get you the best deal at the title company possible. Ask.
