How to Write a Home Rental Contract

Writing an effective home rental contract can seem an intimidating task. With the knowledge of what needs to be covered in the contract you should have no problems creating an effective contract that will protect you and the tenant in most situations that may arise.

Instructions
  1. Step 1

    Identify the property, landlord and renters in the first paragraph.

  2. Step 2

    State the beginning and ending date of the contract, as well as the rental amount and date due in the second paragraph.Don't forget to include the security deposit terms.

  3. Step 3

    List all tenant responsibilites and consequences for failure to meet those responsibilites. This should include, lawn care, late rent payments, utilities, plumbing etc. Remember if it is not in the contract it could come to an ugly court battle before it gets straightened out.

  4. Step 4

    List all landlord responsibilites, including full contact information, from email to cell phone, and address. Tenants must be able to reach someone at all times in case of a maintenance emergency.

  5. Step 5

    Include a seperate page for the walk through of the home, where the landlord and tenant will note any damages, in order to establish the condition of the house in reference to the security deposit.

  6. Step 6

    Signatures should be obtained from the landlord as well as each tenant, stating that they agree with all the terms and conditions of the contract.

  7. Step 7

    Ensure that the tenants receive a copy of the contract in case they have a question later.
