How to Sell Your House

You have heard the old adage, "Location, Location, Location!" Well there is more to selling a home than location!

Things You'll Need:

• Money for a down payment if buyers refuse but offer a good amount for your property regardless
• Little money to fix little things can go a long way

1. You do not have to be a Mr. Fixit to fix a home - a can of paint, some blue edge tape, and a few brushes can go a long way!

2. Replace any thing that is broken such as light fixtures or blinds - make your home into the dream you once thought about every night.

3. Do some basic yardwork and keep it up while home is on the market.

4. Put down new mulch outside - this is a simple fix that adds curb appeal.

5. Stage your home - even if a hosue is virtually empty, leave a few decorative items in tact so it still has a welcoming feeling.

6. Let there be light - open the blinds during the day to showcase your home's best features.

7. Add cheap, inexpensive decor items such as plants - bring the outdoors indoors.

8. Don't be afraid to put items at an angle - I angled my dining room table in the room and it showed well during walk-throughs.

9. Condiser staging home differently for online pictures versus for walk-throughs and open houses.

10. Hold at least one open house.

11. Vacuum alot and clean your floors - consider regrouting tile for consistend grout lines and repair if needed.

12. Wash all windows and window sills - dust everything - even your own furniture.

13. Turn lights on if you know you have a showing - make sure you leave your home in plenty of time so as not to create an awkward situation.

14. Clean anywhere your think your buyer may look.

15. Make sure the home smells good too!!!

Tips & Warnings

• If decorating or staging, consider colors and patterns in every visible area.
• Spend less time on closets - but you may want to simplify your closets and room decor
