You have done everything you know to avoid foreclosure. What you need to realize is that thousands of people are in the same position as you. There are resources out there available to help people in your situation.

    Call your lender. Let them know what your circumstances are. Find out what kind of solutions they can offer you so you can keep the house. Find out if they would do a modification of the loan for you or lower your interest rate or payment.

    Visit Hud.gov or call 800-225-5342. This is a great site. It provides a guide to avoiding foreclosure and can also give you information by state.

  3. Step 3

    Visit Home Owenership Preservation Foundation at http://www.995hope.org or call 888-995-Hope. The Homeownership Preservation Foundation mission is to help homeowners avoid foreclosure. They are an independent nonprofit that provides counselors dedicated to helping homeowners. Help is free.

  4. Step 4

    Visit the National Foundation for Credit counseling at http://www.nfcc.org/ or call 866 845 2227 . They offer cou.nseling at an affordable cost
