Make it Look its Best !First of all get you home ready to sell. Fix up, paint up, and clean up. Doll this place up like your life depends on it.

Find yourself a Mortgage Broker or Banker .... explain to them that you will be sending them a steady stream of prospective clients because you are selling your home and will need financing for your buyer ..... they will be at your service .... since that is the way they get their clients.
So.......immediately upon viewing the property ...... get their contact information and tell them you will have your people call to arrange financing ....... just keep doing that until you get a winner. -

Write Something Beautiful About your HomeCompose your ad.....and while you are at it make a flier to hang up all over town. There is one thing that MUST be in any ad or flier .... that statement is as follows:
Owner will Assist with Financing !!
Let me explain ...........this will get more people to call or answer your ad or flier because the home buyers out there always want HELP. Normally they think they can't buy a home. I spent years in the Mortgage business and buying and selling homes so I know what works and this wording in your ad or flier really works. -

This is Easy !Additional information that should be in your ad or flier:
1)# of rooms and description
2)Square footage of home and lot.
3)High points about the home,amenities,and neighborhood
4)Pictures
5)Other -

Distribute your ads and fliers !Fax them out to different offices, Nursing Homes and Hospitals ...... one for each unit.
Hang them on posts and trees, place them in windows of small stores.
