Place classified ads in the real estate section of newspapers, local magazines, Pennysavers, and on online sites. Depending on your budget, invest in a nice sized ad that allows you to post your picture and a few pictures of the houses you have available.

Tap your friends and family for real estate leads. Chances are, someone you know is either in the market for a new home, or knows someone who is looking.

Before purchasing these lists, check the Better Business Bureau to find out what other real estate agents have to say about their services. Ask for customer recommendations because once you buy the list, you usually can't refund it since you have the information.

Go to supermarkets, post offices, libraries and other high traffic areas in your area to post business cards and colorful fliers related to your business.

Call smaller and medium sized lenders to see if they are interested in working with you. They can be a great source of real estate leads because customers frequently come to them looking to be pre-approved for mortgages, with no exact home in mind yet. Arrange a mutually beneficial relationship with the lender where you send him clients who need financing while he sends you clients that need to start looking for homes.

Use full color pictures on your fliers, brochures and business cards whenever possible. Buy real estate leads that are in your neighborhood and also within a 50-mile radius.
Don't work with lenders who have a reputation for bad customer service or shifty lending practices because that could reflect badly on your business.
