How to Sell Your House Quickly

The housing market is slow right now, but there are a number of easy ways to make selling your home quick and painless. Here is an article that will help you avoid spending months and months waiting for a buyer.

  1. Step 1

    Provide photographs. The advantage of making photos of your house available to a potential buyer is enormous. Focus on the appealing parts of your house; a nice fireplace, landscaping, or remodeled kitchen. Be sure to include pictures of the outside of the house as well. Along with these pictures, attach a copy of your floor plan so that the person will have a good visual of your house layout. Compile a flier with a couple of pictures, a floor plan, and basic information about your home (square footage, number of rooms and bathrooms, ect.). Often times people will see many houses in one day; the flier will make yours memorable and they will have all of the important information at their fingertips.

  2. Step 2

    Give buyers an incentive. There are so many houses for sale right now that you want to do everything you can to swing a potential buyer in your favor. One way to do this is to offer to pay a part of the closing costs. If you were to pay half of the closing costs, it would be roughly 3-6% of the purchase price. Although it is hard to part with that money, being flexible as a seller will keep your house from sitting too long in a stagnant market.

  3. Step 3

    Offer a bonus to your real estate agent. They want your house to sell as badly as you do, but they also have other obligations and clients to tend to. Tell your realtor that if they are able to sell your house within 30 days, you will give them a bonus of $1,500. Again, it may be hard to let go of that cash, but it will be well spent if your house sells that quickly.

  4. Step 4

    If after a few months your house has still not sold, take it off of the market. With so many options out there, potential home buyers have the leeway to be picky. People are spending a lot of time carefully considering their options and will have noticed that your house has been listed for a while. People will begin to assume that something is wrong with it, and wont take the time to view your home. So take your house off of the real estate market for a couple of months. When you relist, your house will be a fresh new property and interest among potential home buyers will likely be high again.

Tips & Warnings
  • When you have decided to sell your home, spruce up your property before you list it. Keep the lawn mowed, plant a few flowers, and put a new coat of paint on the walls that need it. Try to see your house through the eyes of the potential buyer, and make it as appealing as possible.
