How to Verify Rental Applications
Now that you have prepared the property, advertised and answered a few calls, it is time to start taking applications. The key to proper screening is to verify that the information is valid. This information will determine which Tenants qualify for your rental. Here are the steps every Landlord should take to verify the information and applicant provides.

Verify identity. When meeting the applicant in person, you must require each applicant to show you their current driver's license or photo ID. Compare the name and address on the application to that on the ID.
If there are any discrepancies, inquire about them and make not of it on their application. -

Verify rental history. Always contact the current and previous landlord. While some Landlords will be less than pleased to discuss a tenant either because they did not know the tenant was leaving or because they are in the process of eviction. However many will be forthcoming and honest, and provide you with useful information.
In many states you can use an online court records search. Using this will instantly let you know if the Tenant has been (or is being) evicted. -

Verify employment. If the applicant is currently unemployed 'but looking' how will they pay the rent? When verifying employment, keep in mind there are very few questions an employer can answer. Just ask if the applicant works there and for how long they have been employed. You will want to require proof of income by way of pay stubs or bank statements.

Verify income. With the current economic situation, credit scores are slightly less important for Landlords than in the past, but run a credit check anyway to see where the applicant stands in terms of debt. Look for recent bankruptcy, repossessions and credit card debt. Hospital bills tend to not be as important.

Check for criminal history. You can use the same method as listed in step 2; or you can request a county-level criminal report for a fee. Keep in mind with the county-level reports that people who move frequently may be difficult to track down as far as criminal history.
