Checklist for Property Inspection Walkthrough
When purchasing real estate the buyer typically has an opportunity to make a final walkthrough to inspect the property. The buyer will be looking to verify that the property is in the same condition as when the purchase offer was made, that all requested repairs have been completed and that warranty items are in working order. The following steps will help you create a walkthrough inspection checklist.

Begin a new word processing document, entitled "Walkthrough Inspection" .

Include three lines at the top of the page to be completed during the inspection. The first line is for the date, the second for the property address and the third for the name of the real estate agent, if there is one.

Make four columns on the page, below the three lines you created in Step 2. The first column will list the items to inspect. The second, third and forth columns will be blank lines for the checklist. The second column will be labeled for items that are working, the third column for items that are not working and the forth for remarks.

List items in the first column that will be checked during the walkthrough. They will include: stove, fan and lights, refrigerator, disposal, dishwasher, air conditioner, evaporative cooler, heating unit, water heater, water softener, commode #1, commode #2, commode #3, shower/bathtub #1, shower/bathtub #2, shower/bathtub #3, water faucets kitchen, water faucets bath #1, water faucets bath #2, water faucets bath #3, water faucets laundry, microwave, bubblers, pool, spa, trash compactor, garage door opener, smoke detectors, ceiling fans and other.

Include a line at the bottom of the page for the person making the inspection to sign.

Print off the checklist.

Use the checklist during the walkthrough inspection. Go down each item on the list and inspect to see if it is in working order. If it is working, check the line to the right of the item. If it is not working, check the second line to the right of the item. If you need to make a remark about the item, note it on the third line, to the right of the item. Continue down the list, inspecting each item.
