How to Protect Yourself from dishonest or otherwise Bad Tenants

Sometimes as a landlord the tenants you thought would be perfect turn out to be a nightmare. Either they complain to much ,don't pay their rent on time or sometimes outright ignore rules clearly stated in the agreement they signed when taking possession of the property. this article is to give Landlords steps to protect themselves from "bad" tenants.

  1. Step 1

    Date and document everything, even when things are going great always document request from the tenant and the action you took to resolve the issue.

  2. Step 2

    Give all notices in writing and hand deliver them or send them certified mail this way they cannot say they never received the notice.
    If hand delivering if possible have the tenant sign a copy for your records so you have proof of delivery. Also never give a tenant a notice without keeping a copy for yourself with of course the date you delivered to them written on it by their signature.

  3. Step 3

    If a tenant request repair to their unit Always hire a third party or do the work yourself , this way the tenant wont think they are entitled to a discount rental fee for labour and if a mistake is made you won't have any reason to be angry with your tenant

  4. Step 4

    You must Treat all tenants equal. allowing one tenant to get away with having a pet when it state clearly there is a no pet policy ,is only setting yourself up By other tenants either getting pets or arguing the case (service dogs are excluded from this ).

  5. Step 5

    If you are not sure where you stand legally you can always research your state laws for landlord tenants laws online.
