How to Become a Real Estate Agent in Maryland

Candidates interested in working in Maryland's real estate industry have to meet certain requirements in order to obtain a real estate agent's license. The requirements vary based on the type of real estate agent license the applicant desires. Those who have taken some real estate courses at a college in another state should ask if they can be transferred. Likewise, those who have some real estate experience in a different state may inquire about using this to satisfy the experience requirement of the associate broker or broker license. The Maryland Real Estate Commission regulates the activities of real estate agents in Maryland.

Obtain a written commitment from a licensed Broker. This document assures the Maryland Real Estate Commission that you will be affiliated with the Broker when you pass the real estate exam and receive a license.

    • 4

Meet the requirements for a broker license. If you are applying for a broker or associate broker license, you will need to have at 3 years of service with a broker. Candidates also need to have taken a broker's course, as well as a course in Real Estate Ethics.

    • 5

Apply for a Salesperson or Broker examination. Each one of the two-part examination requires a passing score of 70 percent or more. If you pass one part of the exam, you will have a year in which to re-take the second part before your passing score expires.

Apply for a license. Applicants who have passed both parts of the examination may apply for a license online (see Resources below). New Brokers must submit a credit report before applying for a license.

    • 7

Renew your license. In order to renew their licenses, agents must take a 3-hour ethics course every two years, along with up to 15 hours of continuing education. These courses can be taken in other states if they satisfy Maryland's standards. Brokers are expected to submit a current credit report at the time of renewal.

Tips & Warnings

  • If you are current with your continuing education requirements, you can renew an expired license up to four years after its expiration date. You will have to pay all renewal fees owed as well as a reinstatement fee.
