How to Become a Real Estate Agent in Georgia
Under Classification by Reciprocity, Georgia waives the licensing examination for applicants who possess a current real estate license from another state, except Florida. Real estate agents who possess licensure from any of the Canadian provinces are also eligible for a reciprocal license. The state of Georgia regulates the activities of real estate agents under the Real Estate License Law in order to ensure fair and honest practices for customers.

Be of legal age. Applicants for a real estate sales license must be at least 18 years old while applicants for a real estate broker's license must be at least 21 years old. Applicants for an associate broker license must also be at least 21 years of age.

Meet the educational requirements for a real estate agent's license. Applicants should possess a high school diploma or a GED.

Ensure that you meet the requirements for a broker's license. An applicant for a broker's license should have at least three years of experience as a real estate salesperson.

Take your Georgia Crime Information Report (GCIC) to the Applied Measurement Professionals (AMP) testing center. Candidates can obtain this report from their local police department or Sheriff's office. It must be less than 60 days old.

Ensure that all court ordered payments are current. Applicants who have been ordered to make child support payments should ensure that the payments are up to date.

Find out if you qualify for a Reciprocity License. You are eligible for a reciprocity license in Georgia if you hold a current real estate license in a different state. This license eliminates the need to sit for an examination. Eligible candidates can file an Application for a Reciprocity License (see Resources below).

Complete the approved course for a salesperson license. Candidates for a license may complete a 75-hour real estate course at an approved real estate school. Candidates may also take a 6 semester hours or a 10 quarter hours real estate course at an accredited college or university.

Meet the course requirements for a real estate broker license. The pre-licensing course for brokers requires 60 hours of classroom time at an approved real estate school. Accredited colleges and universities offer real estate courses for brokers that require 9 semester hours or 15 quarter hours.

Pass the qualifying real estate exam. This exam is administered by Applied Measurement Professionals and it can be taken at the following testing sites: Lilburn, Macon, Marietta, and Savannah.

Keep your license active. In order to remain active as a real estate agent, you must take a post-license course. Real estate agents also have to take an approved continuing education course during each renewal period of four years.

Tips & Warnings
Keep your expenses low by applying for your license within 90 days of passing your real estate exams. The cost of receiving the license increases significantly after 90 days.
If you do not apply for your license within 12 months of passing the exam you will have to take the exam again.
