How to Become a Real Estate Agent in Massachusetts
Real estate agents help people buy and sell their homes or commercial buildings. Buying and selling property can be complex with all the legal documents that need to be completed. Agents may also walk buyers through the process of obtaining a mortgage. Because of the complexity of real estate transactions and the need to understand real estate laws, agents need to be licensed. The process to become a licensed real estate agent varies by state. To get started as a real estate agent in Massachusetts, follow these steps.

Obtain a list of authorized real estate schools from the Massachusetts Office of Consumer Affairs and Business Regulation. Classes are held through community colleges, adult education programs and real estate agencies. Some schools offer weekend programs to meet the needs of those working full time.

Complete 24 hours of classroom training to be eligible to take the licensing exam. Learn property and ownership rights in Massachusetts. Study contracts and deeds, appraisals and financing. Understand Massachusetts consumer protection laws.

Pass the real estate exam administered through the Massachusetts Board of Registration of Real Estate Brokers & Salespersons. Applicants can obtain a candidate handbook from the board. The handbook provides information on exact locations where exams can be taken. Make an appointment for an exam. Certain locations only offer exams on specific days of the week.

Fill out the application for real estate agents and pay the appropriate fees (see Resources below). Applications can be obtained from the Massachusetts Board of Registration of Real Estate Brokers & Salespersons.

Take continuing education classes to renew your Massachusetts state license. Twelve hours of classroom work is required to renew your real estate license every two years. The Office of Consumer Affairs also lists which schools offer continuing education classes.

Get an expedited license. Individuals who already are licensed real estate agents in all states except Vermont may obtain a license in Massachusetts through reciprocity. Licensed agents in most states are allowed to bypass the 24 hours of classroom work. Out-of-state real estate agents must provide proof of licensure, submit an application and pay all fees.

Consider joining a professional organization for real estate agents. The Massachusetts Association of Realtors and the National Association of Realtors both provide Massachusetts agents with helpful career information, continuing education classes and industry news.
