How to Become a Real Estate Agent in Tennessee

A real estate agent is an individual that helps buyers that are interested in purchasing real estate. This can be either commercial or residential real estate. There are several steps an individual must take in the state of Tennessee before he can become a real estate agent. After receiving a real estate license, a real estate agent in Tennessee may work privately or for a large brokerage. Real estate agents in Tennessee may represent the buyer, seller or both parties in a real estate transaction.

  1. Step 1

    Check the eligibility requirements for obtaining a real estate license in Tennessee. These include being at least 18 years old and having a clean criminal background.

  2. Step 2

    Study for the Tennessee real estate exam. This includes attending a course on the principles and fundamentals of real estate, which is broken up into two individual classes. These classes include the basics of real estate and the real estate laws in the state of Tennessee. The two courses combined total 60 hours of class time. (See Resources below.)

  3. Step 3

    Take the test required for licensing as a real estate agent in Tennessee (see Resources). This includes 120 questions with two-thirds of them about national real estate issues in general, and one-third focusing on the state of Tennessee. A score of 70 percent is required to pass the test; passing is required to obtain a real estate license in Tennessee.

  4. Step 4

    Complete further education. This includes 30 hours that introduce you to concepts and issues that arise when working for a broker. Successful completion of the course is required to obtain your real estate license in Tennessee.

  5. Step 5

    Submit the proper documentation to the state of Tennessee. This includes a photograph, evidence that you graduated from high school or received a GED, documentation that you completed the educational requirements listed above, and answering questions referring to your background concentrated on ethical concerns.

  6. Step 6

    Inform the state of Tennessee which broker you will be working for. This means you must have a broker chosen to work for before you apply for your real estate license in the state of Tennessee.

  7. Step 7

    Await a response from the state of Tennessee if your application for a real estate license is approved. Times can vary, but on average expect to wait 4 to 8 weeks for a response.
