      Not following rules: When you have a bad tenant that ignores the rules, your first concern should not be the bad tenant as it should be your other tenants. You do not want any of them to move because of the inconsideration of one tenant. The minute the good tenants complains again, after you have talked to the bad tenant to shape up, then it is time for them to go.

      Late Rent: Constant lateness of rent is a problem for you and sends a bad message to the rest of the tenants. If they don't see you addressing the problem of late rent from another tenant, they will remember that and will follow suit one day. Does it sound extreme? Maybe to someone that has trouble getting their rent, but giving a 30-day notice to quit to one late tenant will send a message to all the other tenants without you having to say a word.

      Change in Tenants: Sometimes, tenants will move in other friends or family without you knowing it. I knew one landlord that came to collect rent on time and the original tenant that signed the rental agreement had moved out months before. Any change in occupancy, including pets should warrant a 30-day notice.

      Threats: If you ever have a tenant that threatens you in anyway, a 30-day notice should be given. It's best to start with reporting it to the police so that you have a record of the event and then follow up that day with a 30-day notice.
