Though purchasing a modular home makes everything seem automatic, you will still need to properly prepare your land where your new modular home will be placed.

Things You'll Need:

  • General Contractor
  • Building Permits
  1. Step 1

    Be certain you have your building permits in order. The modular home lot will help you with this process.

  2. Step 2

    A modular home will require either a basement or a 4' cement block crawl space. You can not place a modular home on cement runners like you can with a double wide home. Keep your window and door placements in mind when choosing your exact site for your modular home. Also consider shade trees, direction of the sun, etc.

  3. Step 3

    You will need a septic system, water well and electrical hookups done. And possibly other amenities such as cable.

  4. Step 4

    If you have anything in the way of the crew who will bring the home out to you, be sure to clear them out. The modular home lot should send someone out to inspect the site before delivery. Be sure to be home and discuss this with them.

Tips & Warnings
  • Expect a hefty cost to be added to the price of your home for delivery and set up fees, which may include the basement/cement block crawl space if you do not have your own contractor do this for you.
