Millions of Americans are endanger of foreclosure on their homes. There are ways that a homeowner can stop foreclosure, but without the right help the steps can be somewhat overwhelming. Due to the high foreclosure rate, many non-profit and government agencies are offering free help to stop foreclosures.

Things You'll Need:

  • Copy of foreclosure notice if applicable.
  • Copy of Mortgage agreement.
  • Income statement.
  • Government issued Identification.
  1. Step 1

    Go to the bank the bank the mortgage loan is issued through. Due to the extensive amounts of foreclosures banks have representatives on hand to work with customers on their personal situation. The clerk will also refer the customer to government assistance programs if the situation can not be handled from their situation.

  2. Step 2

    The Home Ownership Preservation Foundation is a non-profit organization that helps individuals with foreclosure problems for free. To get a hold of the a foreclosure counselor you can call the hot line 1-800-995-HOPE. Be prepared to wait weeks and maybe even months to hear back from the organization. While waiting it is best to check out other sources available to prevent foreclosure.

  3. Step 3

    The US Department of housing has counselors available to assist home owners in risk of foreclosure by helping with rent payment while resolving problems. This will allow the homeowner to to readjust their home mortgage or to move out to attempt sell the house in a short sell. The Department of Housing may also assist in finding the low income families or individuals with disabilities affordable housing.

  4. Step 4

    The department of Family Services also helps low income families with assistance in avoiding foreclosure by referring to current programs available at that time. This is a great agency to use if you are having difficulty getting a appointment at other agencies particularly for assisting home owners with avoiding foreclosure.

  • When calling any agency have your mortgage contract and foreclosure notice in hand.
  • It is best to ask for help avoiding foreclosure as soon a possible.
  • Waiting to late to find assistance to avoid home foreclosure can end badly.

on 11/10/2009 HI PEOPLE,WELL I'M HAVING A PROBLEM ACTUALLY MY MOM IS WITH HER HOUSE.SOME MONTHS AGO MY MOM HAD GAVE TWO PAYMENTS BUT THE 3RD PAYMENT THE BANK DIDN'T ACCEPT.AFTER SHE WAS APPROVED FOR HER MODIFICATION BUT THEY ALREADY HAD SOLD THE HOUSE WHICH WE RECEIVED IN A LETTER AND WE HAD RECEIVED ANOTHER LETTER SAYING THAT WE HAD 3 MONTHS TO GET OUT OF THE PROPERTY.SO I WOULD REALLY APPRECIATE IF YOU GUYS CAN GIVE ME SOME ADVICE FOR THIS SITUATION OR CAN HELP ME.THANKS ALOT.

on 6/19/2009 If you want help answering a foreclosure summons go to www.summonsreply.com. It gives a template for you to write your answer and also a standard defense that anyone can use. It also provides an example of an answer to a summons written by a certified lawyer, so that you can make sure you've done it right.

You should file an answer even if it is late. I used SummonsReply myself and I highly recommend it to anyone who doesn't have the money to spend thousands on a lawyer. I still recommend getting the advice from a lawyer as to what defenses you should use, but that you can get for free from an initial consultation and the website will explain that too. Once you get the tips from the site, answering your summons is rather easy, and it's pretty ridiculous that lawyers charge so much to do it.

Doing it myself gave me enough time to get a loan modification from my lender without spend...
