How to Find Good Tenants for Your Rental House

Finding good tenants is the most important step to be a successful landlord and to avoid headache in the future. You want tenant that pay rent on time and take care of your rental house.

  1. Step 1

    After landlord advertise a rental house and show it to many or few potential renters, landlord should ask them to fill out rental application, including their consent about landlord will check their credit report, work, rental history, referral, background, etc.

  2. Step 2

    It's very important to qualify potential tenants to make sure they are responsible people and they will take care of your rental house. Then landlord should let them know within 24 to 72 hours, if they get approve to rent the house and then make appointment to sign the rental agreement.

  3. Step 3

    Avoid to deal with people that want to rent your house without seeing the rental house nor fill out the rental application. There is a lot of scam out there, involving check fraud.

  4. Step 4

    Take security deposit at least for one month rent, and security deposit should not be apply for last month rent. Rent should be payable in the beginning of the month, landlord should charge late fees if the rent is not pay by the 5th of each month. The rental agreement should have this wording.

  5. Step 5

    Landlord also needs the walk through check list, right before the tenant move in, sign by tenant and landlord. Then when tenant move out use the same walk through check list to check and make sure everything in original condition, except normal wear and tear.

  6. Step 6

    If anything needs to be fixed than you can charge it from tenant security deposit, otherwise then Landlord should return tenant security deposit within 30 days after tenant vacates the house. Make sure the rental agreement has this wording.
