In today's market, it seems impossible to sell a house in some areas, at least not without losing money.

  1. Step 1

    If you are planning on trying to sell your house, please do your homework first. Check out what other houses in your area are selling for and adjust accordingly.

  2. Step 2

    Many realtors will advise you to upgrade certain areas. Having tile, or substational flooring in areas such as the bathroom and kitchen (wet areas) are selling points. Any upgrades that are done should be kept simple and with using little expenses.

  3. Step 3

    It sounds bad if you are buying a house, but if upgrades are needed for areas, limit them to bathroom and kitchen. Also remember that upgrades do not mean that it should be the highest quality of marble, but perhaps a nice looking vanity that would fit the bathroom better, or a new countertop.

  4. Step 4

    Perhaps you aren't crazy about the cabinets in your kitchen. Change the handles and it will give it a new look. Painting is also an option, but instead of painting I would recommend a wood stain, that would look more natural and not flake.

  5. Step 5

    For the remainder of the house, bare essentials are all that is needed. Rent a storage unit, if needed and clean out the house. Only keep functional items in the house. Limit decorations to one hanging item per wall. This will give a room a focal point on the wall and not overwhelm the future buyers.

  • Stay positive and open to suggestions made by your realtor, if you choose one.
  • Do not get hurt when your realtor gives you advice, remember they only make money if your house sells.
