Fog in windows can be found in double pane windows (also triple pane) and is caused when the rubber seal surrounding the two layers of glass loosens and moisture seeps through and becomes trapped between the layers. Just a pinhole failure can create foggy windows.

If you live on the west coast, you have a better chance of experiencing seal failure if your windows were manufactured east of the mountains. This is simply because of transportation. Windows that are transported over the mountains are under pressure. Despite the best of efforts, a seal can break.

For new windows, you will often be able to detect seal failure within 3-4 months after installation.

Despite continuing efforts by companies to solve this problem, there is no good cure for foggy glass other than to replace the glass.

5
Because broken seals are such a common problem, window companies generally replace glass that has failed up to a designated number of years from the date of purchase: ten years is the rule.

If your windows do experience a seal failure, contact the window company and they will work with you on glass replacement. Each company may have a different policy, but do universally stand behind replacement for seal failure within their warranty time frames.
