How to use a Timber Frame Home Designer

You've finished the initial planning, and now you're ready to find a designer for your timber frame home. A lot of timber framing companies have custom home design services or a number of floor plans, while others recommend outside designers to their customers. Choosing the perfect designer for your timber frame home can make a big difference in how happy you are with the home when it's finished.

Instructions
  1. Step 1

    Go to the Log & Timber Homes website (see Resources) and look through its business directory under "Timber Home Producers" and "Timber Home Builders & Dealers." Find timber framing companies near you and call them to ask if they have or can recommend a designer you can work with.

  2. Step 2

    List a number of potential timber frame designers you would like to learn more about to see if they fit your needs.

  3. Step 3

    Look at several example of the designers' previous work. If possible, it's preferable that you physically see this work, but otherwise, ask to see photographs.

  4. Step 4

    Ask the designer if he's willing to consult with a timber framing company to design your timber frame home, if the designer is independent. Ask your designer to work directly with a timber framing company early in the project, to prevent duplicating services and to make sure timber framing details are part of your plans from the beginning.

  5. Step 5

    Request a list of the designer's references and ask their references if they're timely on delivering services and stay within the budget allowed. Find out how well the designer responds to the client's needs.

  6. Step 6

    Find out if the designer guarantees to meet or exceed relevant building and energy codes.

  7. Step 7

    Get a payment schedule so you can budget accordingly. Some design companies want a small deposit. If the designer requires a deposit, ask what it covers. Secure a quote that states how long it'll take to complete your timber home plans.

Tips & Warnings
  • To obtain financing and building permits and for completing construction, you'll need a set of construction documents, in which your contract with your builder will be based.
  • The firm you choose should have a licensed engineer or architect authorized to give your plans their stamp of approval.
  • Make sure to create your own plan with an architect or designer, use a plan from your timber frame company or purchase a published plan, because to copy building plans is copyright infringement and penalties can be harsh.
