Timeshare properties have become popular, because they offer the owner the ability to take vacations each year as well as having a deed and interest in a piece of property. However, some people purchase a timeshare and realize it's not for them. Maybe the person is experiencing financial difficulties or doesn't have the time to take vacations each year. Whatever the reason, many timeshare properties go back on the market. With this widespread availability of timeshares for sale, the seller can face potential challenges in being able to sell the timeshare.

List your timeshare. The best option is to list the timeshare online, whether it be on your own website or blog, or through a timeshare company. Explore different timeshare companies to find the one with the lowest costs associated with listing and selling your timeshare property.

Put photos on your listing. The best way to grab a potential buyer's attention is to show a photo of the resort where the timeshare is located. Many timeshare companies already have photos of popular resorts and will put the photo on the ad for you.

Find other ways to grab the reader's attention. Use bold words, italics, exclamation points and capital letters at the beginning to catch the reader's eye. Use some opening statement that gets the buyer interested, like "Best price timeshare on the internet," or "Beautiful lakeside timeshare property situated near a waterfall."

Make sure the ad contains all essential details about the timeshare, such as the price being asked, the number of bedrooms and/or lockouts, the season, the week, yearly maintenance fees and where the resort is located.

Convince the buyer to purchase your timeshare. In your ad, you want information that will make the buyer choose your timeshare property over the others listed. Whatever this timeshare has that makes it better, list it. For example, maybe your timeshare is near an outlet mall or is part of a new resort in the mountains with a lake view.

Respond to inquiries immediately, and have the answers to potential questions ready. If you wait a day or two to get back to someone, they may have already found another timeshare to buy. Get back to people the same day if at all possible. Many buyers have the same type of questions. You can make a list of what you might be asked, and have all of the answers written down.

Be willing to negotiate your price and work with the buyer to help them with what they need. For example, if the buyer is having problems coming up with immediate cash, you could offer to waive the first year's maintenance fees on the timeshare property if he or she adds $500 to the selling price (which would then be paid over time.)

Make sure you have the deed to the timeshare property. If not, get a replacement. Many timeshare resale companies will do this for you for about $25 if you list the timeshare property with them.
The more you know about your timeshare and its location, the more chance you have to sell the property. The buyer will have many questions, and will want to know the correct answers. For example, the buyer may ask what attractions are close to the timeshare, or the location of the nearest gas station.
Don't forget that just like with homes, there is a closing process with timeshares. Either contact a lawyer or a title company to help you with the closing procedures in the sale of the timeshare.
