How to Take Control of the Thief Stronghold in Baldur's Gate 2
All of the main classes in Baldur's Gate 2 have the ability to acquire a stronghold specific to their abilities. Naturally, a thief character gets to take control of a thief guild, which can be an excellent source of revenue for your party.

Choose the thief class for the main character of the game during character creation. The main character must be a thief or you will not be able to gain control of the stronghold.

Play through the opening segment of the game, escaping the dungeon that your main character wakes up in and then make your way into the city of Athkatla.

Complete the series of quests that Renal will give you, all of which will involve infiltrating and spying on a rival thief guild. The final quest will be to kill Mae'Var, the leader of the rival guild.

Kill Mae'Var and then go back to Renal to let him know that the deed has been done. He will then give control of the rival guild to you.

Tips & Warnings
Once the thief stronghold is under your control, you can send out thieves every week to steal money for your party, specifying that they either do "high risk" or "low risk" jobs, which have varying amounts of payoff.
You have a quota of stolen goods to fulfill for Renal once you control the stronghold, so it's best to have at least some of your thieves do "high risk" jobs to make sure you have enough money to give to Renal.
