How to Prepare for 10 Day Inspections

When purchasing a home, buyers have the option to hire inspectors to evaluate the new home. During the 10-day inspection process, buyers can have any part of the home examined, and if faults are found, request the seller to fix them before the home purchase is complete. Preparing for 10-day inspections is a simple process that will make the actual inspection process easier and more effective. The more prepared you are for the inspection process, the faster it can be completed. With this simple preparation, you will be done in less than your allotted 10 days!

Step1
Walk through the potential home with your realtor. Check the major systems of the house, including electrical, plumbing, heating and cooling. Inspect the roof. Check the yard for drainage issues. Look in the basement for signs of moisture.
Step2
Make a list of potential concerns in the home before your 10-day inspections. Divide your list by room, or by system. Next to each concern, discuss what type of inspection you want to have done. If you saw cracks above several doorways, you may want to hire a structural engineer.
Step3
Find inspectors to do the work. Ask friends and family whom they have used in the past for home repairs. Look through the phone book for ideas of local technicians. Read the local newspaper for ads and specials being offered by home-repair services.
Step4
Contact the inspectors. Call the vendors you think you want to use. Ask them if they offer free estimates. Find out their time frame, and if they can do the inspection during your 10-day inspection period. Ask questions about their services, including price, coverage area and if there are any additional mileage fees.
Step5
Call your realtor and set up a time for the 10-day inspections. Plan a few days where the relator can unlock the new home, so you can be at the home to meet with the inspectors. Plan to do inspections on days that aren't as busy for the relator and the inspectors. Don't wait until the end of the 10 days, incase you need to reschedule any of the inspections, or schedule any additional inspections. Remember, inspections do not take 10-days to complete. It is simply a time frame to get all the inspections scheduled. It is possible to complete all your inspections in as little as one day, if you can coordinate all the appointments.
Step6
Set up appointments with the inspectors. Call the vendors back, and see if they are available during the days your relator can unlock the home. Make a schedule of the inspection days, and book the appointments throughout the day. Try not to overlap the appointments, so you only have to visit with one inspector at a time.
Step7
Confirm the appointments with the inspectors. A few days before the inspections, call and confirm the appointments. Ask if the inspectors will need access to areas that you will need to prepare ahead of time. If they need access to the attic, be sure you know where it is, and if a ladder will be needed. Know where the electrical box is located. Be sure you can get into the garage.
