Steps to taking the licensing examination for real estate agents

  • Study materials - texts or CDs
  • State-specific rules on the exams and licenses
  • You'll need to be at least 18 to receive a real estate sales license.
  1. Step 1

    Register with a local real estate school or online distance education provider to fulfill the pre-licensure education requirements. Most states require a certain number of hours of real estate instruction before candidates are permitted to sit for the exam. (In Pennsylvania, it's 60 hours split between two courses--Real Estate Fundamentals and Real Estate Practice.) Check with your state real estate licensing authority to see whether they have requirements for additional courses such as Real Estate Ethics.

  2. Step 2

    Your course provider will give you a certificate of completion, which usually must be sent to your state's Real Estate Commission to ensure that you are eligible to take the exam. They will give you more information on testing dates and locations. The licensing exam usually consists of two parts: a national portion and a state-specific portion.

  3. Step 3

    After taking (and hopefully passing!) the exam, you will need to submit additional documentation in order to receive your license. This will probably include a formal application including an employing broker's recommendation and a state police background check. Your license will be issued to your broker and be kept in his/her care for the duration of your employment.

Tips & Warnings
  • Attorneys and some other groups may be exempt from pre-licensure education requirements. Check with your state board for more information on specifics for your area.
  • There is usually a fee to take the examination, request a background check, and apply for your initial license.
  • After initial licensure, you will probably need to take continuing courses to ensure its validity in the future. Check with your state real estate board.
  • Don't wait until the last minute to study for the exam!
