How to Interview a Home's Current Occupants

Before you inspect a home you're considering buying, see if you can meet with its current occupants or owners to get background information on the home.

Step1
Get a complete history of any termite damage or activity. Almost all homes sold require a termite inspection and certificate.
Step2
Find out about structural problems, either existing or repaired, such as cracks in walls and floors.
Step3
Inquire about basement moisture and leaking roofs.
Step4
Check beforehand with the local government's environmental division to see whether the area is at risk for radon gas. If so, ask the occupants whether the house has been tested for radon.
Step5
Ask about any electrical or plumbing problems, including insufficient hot water or leaky pipes.
Step6
Ask about any remodeling or home improvements, and do some research on the individual or company who provided the services.
Step7
Inquire about the paint on the house: Has it been tested for lead?

Tips & Warnings

  • Ask open-ended questions. You might want to ask things like, "What kind of shape do you think the plumbing is in?" rather than, "Have you had any problems with leaks?"
  • Not all listing agents like to give buyers access to home owners.
