With today's housing making being so unpredictable and with the prices of homes taking a noise dive if you are looking to sell your home, you may find this task a bit cumbersome and nerve wracking. There are little things that you can do to make your home more attractive and able to stand out among the rest. Before you put up that for sale sign I suggest you follow these simple steps to give your home the slight edge among the growing number of competitors in today's housing market.

Step1
Before you list your home for sale, you should hire a handy man and have those basic repairs done. A prospective buyer can get completely turned off if they notice anything needing repair, some buyers will even form the assumption that the home was not cared for if the little things have not been repaired then they can only imagine what else may need fixing. In this case you have to remember that old saying ""You never get a second chance to make a good first impression." Keep in mind that prospective buyers will take a couple of minutes to decide if they were even interested in buying your home, so don't make this easy for them, your main goal is to sell your home.
Step2
Your home should be kept completely clean for the entire time it is on the market. Make your home assessable and available to be shown by a Realtor at a moments notice to prospective buyers.
Step3
If need be, hire a professional person to stage your home. Home stagers will create an environment that adds credibility and integrity to your home. The person that stages your home will remove all the clutter that has accumulated over the years of you living there. Please keep in mine that when home buyers look at your home they are really trying to envision themselves living there. So you really want to create a neutral environment conducive to that.
Step4
If you have pets you need to have the odor in your house neutralized. Many pet owners become similar with the sent of their cats and dogs, but this can be a huge turn off to potential buyers, so keep homes odor free and always keep litter boxes clean and neutral.
Step5
Be realistic about your asking price, in a slow market you need to price your home according to what other homes are selling for in your demographic area and not what you paid for the house. Some buyers will even negate your home from the list if they think that your listing is overpriced.
Step6
Hire a real estate agent. This is their area of expertise. Nothing beats the experience and expertise a real estate agent can bring to the table. Some buyers will only see homes through a reality office. You could be missing out on a quick sale if you choose to list and sell your home yourself.
Step7
In a slow housing market it is still possible to sell your home rather quickly, there will always be prospective buyers looking, your main goal is to have them fall in love with your home.

Tips & Warnings

  • A good place to start removing clutter in the home would be the kitchen, since research has shown that it is the most important room for many.
