How to Create Open House Fliers

1. Take photos of your home. Use a digital camera, if possible, because of ease of editing and photo quality. Include photos of the following areas of your home: front of the house, backyard, gardens, pool, deck, master bedroom, living room, dining room, kitchen, bathroom. Also take pictures of any special features of your house and areas of your home that you are particularly fond of.

2. Select three or four photos that best represent your home and its selling points. A good example includes a photo of the front of the home, the large living room, a newly remodeled kitchen and the pool.

3. Write a description of your home for the flier. Since the flier is only one page in length, you want to be detailed but brief. Bullet point lists are often effective. Be sure to include the square feet of the house, the number of bedrooms and number of bathrooms. List any luxury items such as pools, decks, elaborate gardens, a large living room or a newly remodeled room. If any appliances such as dishwashers or washing machines are included, mention it in the flier.

4. Determine a layout for your flier. Will it be a one-sided page, or do you prefer to use both sides of the page? Will the flier lay flat or fold? If it folds, will there be a photo of the house on the front? There are many design options. Your design will determine the necessary paper size.

5. Create your open house flier in a desktop publishing program. However, if you don't have one, you can use Microsoft Word.

6. Print your open house flier on quality presentation paper. You can choose matte or glossy. Use a color printer for best results.

7. Place the open house fliers in a flier holder. Many "For Sale" signs come with a flier holder. This way as people drive by, they can take a flier. Potential buyers are more likely to respond when they have something on paper to remind them of why they like your house.

Tips & Warnings

• In addition to the open house flier, develop a general version that can be placed by your "For Sale" sign 24/7.

• Put the fliers up two weeks prior to the open house to attract more people. This might also prompt a potential buyer to make an offer to beat out the competition.
