How to Become a House Builder

House builders manage the construction of residential homes from concept through completion. They lead architects, engineers, landscapers, carpenters, electricians, plumbers and other workers with the goal of delivering a house that satisfies the client’s desires and preferences. To qualify for employment as a house builder, you must have vast construction expertise.

Enhance Your Knowledge

  • Although some employers hire builders with a high school diploma and construction experience, having a post-secondary credential improves your employment prospects. As such, you can begin by earning an associate degree in construction management, building engineering or construction technology. The credential enables you to become a building technician or secure another entry-level construction role, where you can gain sufficient building experience. Earning a bachelor's degree in any of these fields significantly enhances your suitability to the job, since construction processes are becoming more complex. Some companies also provide formal building apprenticeship programs, which are an alternative way to get started. You undergo a period of on-the-job training and, in the process, earn the construction expertise that can make you a competitive candidate for this job.

Master Important Qualities

  • To be a competent house builder, you must have skills in land surveying. You must, for example, examine the slope of the land on which the house will be erected and assess whether the construction plan is feasible. You should know how to read blue prints, too. After an architect draws the foundation blueprint for a residential home, you'll need to interpret the symbols used on the document. You need to know how to budget and make accurate estimates of project costs and manage the allocated funds effectively. You also must be able to multitask and expertly plan to ensure the smooth coordination of the various facets of house construction. Having an in-depth knowledge of local and building codes is also essential. This makes it easy for you to detect building violations and fix them as soon as possible.

Earn a Professional Certification

  • The National Association of Home builders awards the Certified Graduate Builder certification, which you can obtain to demonstrate your expertise in construction management and appeal to prospective employers or clients. To earn it, you must have a post-secondary building credential and at least two years of professional building experience, and complete a certification course. The American Institute of Professional Constructors also awards the Associate Constructor and Certified Professional Constructor designations to builders who meet certification requirements.

Get Hired

  • As a qualified house builder, you can start by working for a registered contractor or building company. The employer typically focuses on securing building contracts, which he allocates to house builders. After gaining experience and raising sufficient capital, you can start a building company. You don't need a professional license to work for a registered building contractor; however, to work as an independent contractor, you must get a state-specific contractor license. Although the requirements for licensing vary from state to state, you must pass a licensing exam and get general liability insurance coverage.
